The assessor can gain entry to every room and bedroom on the property.
The assessor can gain entry into the Loft of the property, if physically possible.
The assessor can gain access to the rear and side of the property to ensure a full visual external inspection of the building.
Following the creation of our clients, EPC reports, we often encounter a request for understanding the final rating a property has received. Although we are always happy to discuss each rating on an individual basis, it is important to remember the following factors which do have an effect on final EPC ratings:
The properties detachment position: Is the property terraced or detached? It is important to remember the more an increased area of heat loss to a property will naturally hinder its ability to retain heat, particularly without additional efficiency measures in place, and subsequently potentially impact on its rating.
If the property is assisting in the generation of energy: Many of our clients ask why their property is a ‘D’ or a ‘C’ rating and not an ‘A’ or a ‘B’, and the most common answer to that question is that although the property has the ability to install energy-producing measures such as solar panels heat pumps and wind turbines, they are currently not present in the property.
The expensive energy measure a customer has invested in is not the only beneficial measure they can invest in: We often have customers confused about their energy rating due to the fact they have recently invested in a good or improved energy measure. However, there may be other measures that are still worth investing in. An example of this may be the owners of a house in a rural setting that recently purchased a ground source heat pump and are confused as to why their updated EPC rating is still below the maximum potential rating. This may be the case because the property could still benefit from the installation of Solar Panels and even a wind turbine, meaning although the owners had invested in one good energy measure for the property, there may have been others that are still advisable to invest in.
